Thank you for your replies. I will reach out to everyone individually to discuss further.

Hello, I am looking to start working with a South Jersey (Woodbury, Haddonfield, Cherry Hill area) real estate agent. I have a short list of multi-family properties that I would like to look at and am ready to get the ball rolling.

Thanks for your time.

I will be there. Thank you Darren!

@Darren Sager Hello Darren. Thank you for offering to refer a pro. I'm focusing on Monmouth and mercer counties.

@David Thomas @michael m thank you for the referral

Can someone please recommend an agent who works in the Central NJ area and focuses on investment foreclosure properties? Any names are greatly appreciated.

Min Oh I've checked out meetup but was wondering if people on BP have anything to say about specific NJ clubs or groups.

Does anyone know of a REI club in Central Jersey?

Mark Ferguson Thanks Mark. I checked out the site. I'll definitely let you know if I have any questions.

Chris Masons I'm going to ask for heating bills for the past 2 seasons.

So I've read about the 2% rule on BP too, where rents should be 2% of purchase price. I just don't see that happening anywhere in NJ (outside of Camden, Trenton, Newark). What is a reasonable parameter for a 300k house? Because this thing is sitting at 1.3% right now. Seems good to me.

I am looking into finding the best deals on REO properties. I plan on going owner-occupied. I've read that Fannie Mae REOs are overpriced. I set up alerts for new listings in NJ for Wells and BofA. I also checked out Freddie Mac's site but not too much inventory there...

My question is: how does everyone find their REO deals?? Through an agent, through the web??
