Hey everyone! I'm working on building a database of felon friendly housing throughout the US and I was wondering if anyone here accepts felons. You don't have to accept all felons, for instance I know a lot of housing that accepts non-violent offenders, or first time offenders, etc. 

If you accept them, please list your city, company name (if you have one), website (if you have one), and email. It's a great way to add more exposure to your company :)

@ Steve- You're right in a way. Technically it was not a deal yet. It was a potential deal, but as it being the first one that I was attempting, to me at this moment it was a deal that fell through. Did not go as I planned. Once I start completing actual deals, I probably won't count the offers. Till the first one is completed, offers still sting a bit when they don't get accepted.

@Ophelia- Thanks for the motivation :) Sorry about the offers I'm sure it stung a bit. But something better will come along. Hopefully I'll be able to get something going soon. I love action, and I guess since I'm not working on anything ( rehab wise) I just feel like I'm not getting anything accomplished yet. Patience is a virtue... One that I really need to acquire. lol

Woke up ready to take on the day :) I've been researching homes all morning. I've seen a few but with the clean up I'm not sure if they're worth it. It also makes it a bit harder not being from the area. I don't really know the research. But what you don't know, LEARN! lol. So that's how most of my morning has been spent. Attempting to learn things in-between diaper changes and getting a 2nd grader ready for school.
** off topic** but WOW! lol seems like half the members on BP are named Brian lol. Well... at least the ones responding to this thread anyway :)

@ Brian L- My final bid was 35k. Is that the bid you thought was too low or the original of 20k. I figured it never hurts to aim low and go up. :)

@ Joel - Also we did have the same idea of offering around 3.5-4% commission. Where I just moved from 3% was good and 4% was great. Now talking to other agents out here they have said for my county that 3% is great and 4% is outstanding lol.

@Brian H. Thanks for the tip. I am going to start reading up on wholesaling techniques and hopefully link up with someone in my area. I think I had it backwards. Here I was thinking the hard part was rehabbing and the easy part was finding a deal lol. Now I am starting to see the error of my ways... ( although I haven't started rehab yet so maybe I shouldn't speak to soon)

@Brian A and Kevin- Thanks for the motivation guys. :) Although I missed the cup of coffee (and breakfast) I have definately not given up hope :D

To all: I have a HML for myself but I was just curious what you were using for your own business. @ dick to be a Realtor and to be on the investing side is a whole new ballgame. As an Investor you are looking at your bottom line and trying to get the most for your dollar. As a Realtor for the seller you do the exact opposite. For the Buyer they usually go as low as 8% of the LP but as an investor with foreclosures you can offer a lot less. I am asking because as far as deals go, I wasn't sure if I was doing the right thing by sticking to my 30k. It almost sounds as if you were being rude when you said that, but I highly doubt that would ever be the case on such a professional forum such as this :) but thanks for your input.

@ brian.. thank you. Seeing that you and Kevin usually place a ton at a time makes me realize I may have been naive to think my first would be accepted especially on such a great deal. :) No worries. I'll keep chuggin' along. Can't be too easy, otherwise everyone could do it. lol

Thanks Kevin. I've been looking and I've found a few others that I'm interested in. It helps that I'm a Realtor, because at least now I have access to the MLS. Ugh. Damn investors beating me to the punch lol :wink: . House has only been on the market for 4 days now. There's always tomorrow :) When you guys finance do you use an HML or Private lender, or bank?

So I'm a little bummed out tonight. I've been looking for a home to rehab and I found the perfect house for my first flip. LP is 39,900 (foreclosure) AVR= between 88k-100k. Only has cosmetic damage and i estimated about 10-15k in repair. I was so excited to embark on this new project, and I place a bid at 20k (hoping to end at 25k) turns out there are 4 other bids on the property! And so I raise my bid to 30k (which is my highest) and now im doubting that I will get it. :( Depressing. lol. I know theres always more deals, but this one was looking to be a perfect one to start off with.

How many deals have you had fall through? Do you think I should have offered the full LP?

Hey everybody, I'm new to this forum and pretty new to flipping. I found my first house that I want to flip and put in an offer today. House is a foreclosure going for 39,900. I bid 20k hoping to end at 25k. I wanted to finance the 25k and take an addition 10k for rehab. My credit is so so but I went to dohardmoney.com and on the outside it looked good. I checked out the business and it seemed legit. Im in Raleigh NC and they were the only HML's I could find. Just wondering if anyone else has ever used them and if so what were your results. AVR of home is projected to be $100k. I'm looking to sale quick for about 85-90k
