@William Pratt oh ok I have a list with one of those zips. Didn’t get too much out the list but a few contracts one with real good numbers but didn’t sell due to curb appeal

Hello, I’m fairly new to wholesaling and looking to connect with investors in the Denver Co market. I started off trying to wholesale virtually in Memphis but I think it’ll be best to learn my market where I’m at and go from there. Would you suggest a list and if so which is a good one? Can’t do much d4$ right now can’t drive.

So I just started wholesaling virtually. Currently have 3 properties under contract and getting no real bites. Is it because numbers don’t work or marketing or both? Property 1- ARV 90k Repair 20k Asking 52k Single family 3/bd 2/ba 1700sqft Property 2-Arv 58k Repair 20k Asking 29k Single family 3/bd 1ba 1400sqft Property 3-ARV 190k Repair 2k Cash flow 2400k Two units . One has 4 bd 1 ba one has 3 bd 1 ba.. both rented . Asking 170k Are my numbers off?

@Kourtne Stancil you were right. Repair at 20k. How do you think I should restructure to make 1k or better on profit. Contract for 51k

So I have a property I got under contract Friday and thought I had such a good deal buyers would line up but that’s not the case. Am I over priced or do I need a different exit strategy or just keep going? Arv-104K Repair-10k Asking-60k 3/bed 2/bath 1891 sqft

ok thank you. So I’m thinking this attachment being knocked down takes the 10k to 15-25k. What would you suggest getting price under 50k or just lower asking to get rid of it if possible?

Just got my first property under contract and I have a issue. Owner has attachment that didn’t have permit what do I do. Repairs were 10k before. ARV of 92 asking 60k
