@Jennifer Ostwald those are some of the big reasons I am questioning investing else where. I did some looking around this weekend and am thinking I'm gonna stay local mostly for the reasons you stated, thanks for your thoughts on the matter.

@Kurt Hines That's what I noticed recently, there are tons of people renting and just as many multi family properties in town, now I just have to find one that makes sense to buy. We should definitely get together some time, just let me know the next time your in the area and we can figure something out.

@Alaina Korreck I'll keep that in mind, I've heard others mention vacation rentals on the forums. I honestly would have no idea what I'm doing with them or how to evaluate them. Not that I'm an expert at evaluating normal rental properties, but I do understand how they work haha. Do you know of any place I can learn about them from? Thanks for the advice.

@Tracey Wittke I've never even heard of central lake untill now haha. Did you start doing the majority of your investing is TC afterward? The only issue I'm having with alpena for what my analysis can tell is finding the right deal. Although admittedly this is probably just from my lack of leads. I'm sure just watching the MLS every day isnt gonna find me the good deals. I plan on getting out and talking to some of the other multi family owners in my town to see if any of them are interested in selling.

@Kyle Shankin thanks for the tip, I've been living here as a renter for 8 years now so I would like to think I know the demand fairly well but I'll definitely try putting up a fake rental listing or something.

@Jake Stuttgen my initial goals are to own 25 units with in the next 5 years. With each unit providing at least $100/ month cashflow, counting for capex vacancies and repairs of course. I figured starting locally would be best at first at the very least. Thanks for the advice

Hi, I'm 27 and just getting in to real estate as a method of obtaining financial freedom. I live in a small town in northern Michigan, and am not sure if I should invest locally or in a more populated area. Either way I'm just getting started, and have been spending all my time reading and listening to real estate investing resources. Any tips for a new person?
