The problem is, I'm so green i literally have no idea where to find a wholesaler.. ha

Curious to know if any new investors with little money have tried the wholesaling approach to buying properties only to eventually acquire them and rent them out? Driving for dollars as they call it, to go out and find a property, negotiate a deal, get it funded through the bank, close on the property, fix it up just enough to rent it out, then collect your monthly cash flow...? 

Would this tactic work to find a better deal than what is on the MLS?

Thanks for your input as well.. So much to think about. I'm probably going to check it out just because I'm curious to learn more on manufactured (mobile) homes. I'm trying to get creative with my limited options I have available to me right now.

That definitely helped. Also, makes since on the resell side of things too.. Those are literally the only 2 demographics I can think of as well for a mobile home. Thank you for your input.

I'm wondering... Do manufactured houses (on their own land, not in a park) rent out for as much as a single family house? It's on a foundation and looks like it could definitely cash flow very well, but only if it rents for as much as a like property of a regular house.

You may be right, I don't know too much about Provo area, actually I don't know much about anything south of Layton. Do you know much about Ogden market right now? Currently I've got a property that is getting over the 1% rule and another property for sale in my area right now would probably get it as well. But, that property is located on a HOA which I'm kinda tired of at the moment. What's your take on single family dwellings in Ogden?

I'm currently renting out a condo in Utah around the Ogden area.  I cash flow pretty good, however, I also bought it in the market down turn about 5 years ago.  I'm now looking for my second property to invest in, but the market looks very strong right now.  

My question is... Is there anyone from Utah currently that is having any luck finding cash flow in our current market.  Housing seems way too high right now for the 1 or 2 % rule and if I'm flipping it's not even close to the 70% rule (from what I can see anyway).  

I'll admit, I'm no expert.  So what is everyone else's experience as of late?
