Hello everyone,

Some of you have spoken with me in the past and met me in person. I've been a member of BiggerPockets for quite some time now. I've also been an active investor for quite awhile as well. Because of my love for investing and the lack of help out in the market with getting any Realtor on the same page as me when it comes to investing I've decided almost a year ago to get my Real Estate License as well.

Well I'm happy to say it's paid off very well!!! Couldn't be happier with my decision. It's definitely going to be a tool to get deeper into investing in the near future the way it's going. 

Now that I've got that outta the way, on with my question. Yes, I really do know of someone that is selling 33 units in Ogden Utah. I've worked with this person before which is why I know of this deal before almost anyone else. It's a very very good deal and the units rent out very well. I know if I showed this to the right buyer they would eat it up. It's definitely one of those deals that isn't going to make it to the MLS due to being such a great value.

That being said, the trouble I'm having is, even though the listing agent was supposed to notify me first when they decided to sell these units, the agent's broker apparently spilled the beans to a friend and now there is an offer in already. After being for sale for one day!!!!! 

My question, if you guys can help find an answer, is how and where do I find a buyer for this size of investment? I work with tons of investors who buy single units all the way up to 10 units a year. But unfortunately, this size of deal is out of my investors grasp... How could and where could I get this deal in the right hands in that short amount of time? Any feedback would be greatly appreciated!

@Ben Braddock Thank you for your comment. Will these two places let me fill in the blanks since I've already had the applicants fill out an application? Or will they make them fill out another form on their end? Also do they need their permission... because I've already got their permission to run their credit on this application I've received from them?

Hope what I said makes sense. Not sure how else to word this question as the whole application process is new to me, lol.

Hello,

I'm currently renting out a unit in Utah. I've been using a Private Investigator for checking backgrounds and other things. I now am doig this stuff myself and am wondering, how do I do a credit report on my own for applicants? I've received permission from the applicants by them signing the applications allowing me to run their credit, however, I then realize that this isn't as easy as just going to CreditReport.com because there is an authentication part that makes sure the person isn't getting their identity stolen... So now I'm confused on how to get these applications processed.

Is there courses I could do online to get my Real Estate License that would take care of all of my hours? If so, who is the best to go with?

I'm curious to see if anyone knows how much it is to get my license and how much all of the fees are that go along with it?
