I am making a big decision right now in my real estate career. I am a real estate agent currently living in Utah and I am trying to make a decision as to whether I want to specialize in Multi-Family or Office Warehouse, Industrial and Automotive. I personally have more experience in Multi-Family at this point and know the market pretty well but I feel that there's a lot more competition in  that arena. For Office Warehouse, Industrial and Automotive I don't have a lot of knowledge so I would need to spend time studying to learn it. On the plus side there is more opportunity as a real estate agent and a little less competition because I can do both leasing transactions and buy/sell transactions. So I've gotta make a decisions soon. Is there anyone who has some good advice for me? Anything will help. I just want to make sure I'm getting all the information that I can to make a well informed decision.

This property could be great for someone who wants to house hack their way through school and make some decent cash flow once they are out of school. The free cash flow from this property is over $200/mo. if you are able to get a 4% interest rate on the loan. If anyone wants to see the Rental Property Calculator analysis then let me know and I can email you the report.

Hey, 

I'm looking for interest in a duplex in St. Anthony, Idaho. They are 2 bed 1 bath units. The cost is $110,000 and the rents for each unit are at $550 each. That meets the 1% rule. The inside of the units look really good and the outside has been recently painted. The backyard needs some inexpensive work done. The current owners don't really keep track of their expenses very well but they have not been paying much into it. Assuming 25% expenses would put it at a 9% cap rate. There is a possibility that you could negotiate a seller finance as well. They have not had any problems with vacancy and they do not provide internet or any utilities to the tenants other than water, sewer & Garbage. I am still learning how to do all this stuff so even if you are not interested please comment and let me know what you think. What price would you take this at if not the $110,000? What else should I include in this post? Any advice or pointers will be greatly appreciated.
