Hi, you need to calculate based on actual income and vacancy. Any future predictions are pro-forma and don't reflect the current state and performance of the property, therefore can't factor in the purchase price.

I'm assuming you a buying with anticipation of value-add, and that is what you do with the property after you buy it.

I was aiming at around $1000, but after all I get around $500 per door. Plenty of headaches, since I manage myself.

I have 10 doors right now and looking to get another 40-50 in the next 3 years. That should be enough cash flow to punch out.

@Joseph Ghobrial

The common problems I experience are:

1. Having the contractors complete the work on time, honoring the terms  of the contract

2. Going over budget all the time

3. Quality of work completed

Since, I'm not able to supervise the work, I find myself dealing with lack of integrity. For example, one contractor run the plumbing lines underneath the floor. In addition, instead of connecting the plumbing lines to the septic, he run them into the ground.

I find myself mismanaging contractors again and again. I keep making different, sometimes the same, errors. It's really frustrating to  think and plan one way and things turn out differently. I worked with more than 20 different contractors and it seems to me that most of them are not honest and that they can't be trusted. I'm reaching out for an advice or book recommendation or anything that can help me to resolve this issue.

In the areas that I'm investing is very difficult to find any contractors to begin with.

Thanks in advance.

Wealth is a state of mind. If 1M doesn't make you feel rich, what make you think that 5M will make you feel rich.

The key here is gratitude and never ending improvement. Right now you are in the top 1% in the world.

Ranking by Wealth

To reach the top 1 percent worldwide in terms of wealth – not just income but all you own – you’d have to possess $770,000 in net worth, which includes everything from the equity in your home to the value of your investments.
