I have 9 units (condos and townhouses) in Jacksonville FL.  I have gradually taken over the management myself.  I would like to expand but cannot obtain a loan to buy more myself.  The properties are free and clear but have negative schedule C due to another business.  It will take another two years.  In the meantime I was thinking of trying to find investors to buy and manage on their behalf.  Do I need a CAM qualification to manage my properties or to manage other peoples?

i wish to rent out a unit (furnished or not) in a 55+ community which has a 12month minimum rental period rule (so no airbnb etc).  Do you have any advice or suggestions on how to do so without hiring a realtor?  All input welcomed.

As you can tell from my questions, I am a beginner.  What are good and acceptable cap rates in central New Jersey (Princeton/Montgomery Township) and Florida (Jacksonville)?  is this the type of information investors acquire with experience and analysis or is there a source that provides updates as the market changes?
