Hi Michael, the numbers I put in the spread sheet are not real properties, just easy round numbers, to see where I was going wrong.  Thanks for sending me the link for the other calculators,  Ill compare and them with mine.  I am trying to achieve a fast workflow where as most calculators I see are slow and cumbersome to use, without the ability to compare past properties that I have evaluated.

I made this google sheets property analyzer but I have a feeling my equations are wrong and it is driving me up the wall, that I'm not seeing what it is that I am missing.  Help would be greatly appreciated!

We didn't calculate the ARV, since we are looking to Buy and Hold. We hope to get it around 120,000. Utilities are not separated, the previous owner paid for them, I'm not sure of the cost of that but it might be good to get them separated, since for most rentals in the area, the tenants pay utilities.

Hey everyone, 

My wife and I have possible found our first investment.  We wanted to see what everyone's thought were about it.

Here are our numbers 

  • duplex
  • medium good neighborhood
  • Property Price- $152,000
  • rent income - $2,400
  • down Payment - $38,000
  • Cap Rate- 7.57%
  • ROI - 4.35%
  • 50% rule per unit - $189.49

It will need some work.  Probably around $15,000.  

Its been on the market for 41 days.  We are thinking of making an offer tomorrow for 100k but am worried that it might be too low.  What does everyone think?

Hi all,

My wife and I are thinking about doing the multi-family, FHA, Hack your housing strategy here in the Burbank area.

The down payments are extremely large, even for an FHA here in the LA area.

My question is, is it legal to have a partner for FHA loans. My wife and I would live in one unit, manage it, and then move on to another the next year, rinse and repeat. We would like to add a partner that can add capital and experience to a deal.

Let me know what you think, or even if this is legal/possible.
