Hey everyone! So I know that we have the biggerpockets.com/bestbooks here on the forum, but there's a lot of information out there and I want to know which books everyone has really found useful for them and helping them move forward in Real Estate. Thanks!

@Blair Poelman @Andy Duggins

So apparently Pinnacle doesn't do Double Escrows. I will look into Brian Bird and Tiffany at Backman. Thanks you guys!

Is Tiffany at the Salt Lake Branch?

Hi guys! I'm in Salt Lake City Utah, and wanting to find a good Investor-friendly Title Company. Does anyone have any recommendations? I'd like one that does double escrow, wraps, and assignments. Thanks!

@Carlos Zapata Thanks for the advice! What exactly is the difference between a normal title company and one that's investor-friendly?

Hey everyone, I started listening to Sean Terry’s podcasts and how you don’t have to have any money to start wholesaling if you do it right, but I have a question about legal fees. When you do either a contract assignment or a double escrow and turn the paperwork into the title company or attorney, what are the fees you pay for closing? Thanks!
OK so I contacted the seller and he confirmed the price but it’s a mobile home, not a house. (The map wouldn’t show a picture of it)

Like the title says, I'm looking on Zillow in a certain neighborhood that has a property listed for $35,000, but is estimated to be worth $212,000, with surrounding houses listed around 200K. Is this legit? Can I trust this?
