Hello! Greetings! My name is Krystal Adeoye, a newlywed (March 2017) from Baltimore, MD. I've known about and have been a member of BP since 2014; recently coming back as an active user! My husband and I are interested in starting in real estate investing by wholesaling and also by purchasing a multi-family (i.e duplex, triplex) property to live-in and rent the the other unit(s). Those are two of our immediate goals we want to focus on. We are completely new to real estate investing, looking to learn and network. Also, we're interested in a local real estate investing meetup group. Does anyone know of good ones in the Baltimore area?

Question: How do I find out about the laws concerning wholesaling in Maryland? Is it legal? Want to ensure we're doing the right thing.

I'm interested in purchasing multi-families at below market price. Should I sign up for hudforeclosed.com? They have a database of foreclosures. It costs $50 per month. Is anyone signed up? If so, is it worth it and/or necessary?

I have a house under contract in Canton, OH. My plan is to wholesale it. Comps range from $12,000- $50,000. Repairs estimated between $15,000-$20,000. The house is under contract for $14,000, and I am asking $18,800. I have placed ads on Craig's list and put up bandit signs. Nearly 20 people have called, but none have made an offer. I am concerned that the price is too high. What do you think?

I plan to send out letters to real estate investors in the area. Someone suggested I use this format below.

To me, it seems that the recipient may think it is a fake letter, and I also do not want to say I am the owner of the house, because I am not. How would you suggest I structure the letter to the cash buyers as a person who has a prop under contract looking to wholesale it?
