Most people on this board are already onto advanced wholesaling. It sounds like you are still stuck with the traditioanl model.

If you do not switch over soon you will not be able to offer the rock bottom prices Will is talking about.

There is a lot of risk in lending unless you do a lot of it. It is like insurance. You need to spread the risk out over a large number of people because you will win some and you will loose some.

You should really not need may fittings. We run all copper in the basement and then run 1/2" home runs from each fixture to a manifold. If you are worried about people taking the copper in the basement you can use CPVC.

We use sharkbites for repairs and for caps when we are working. You should really only need a 1/2" crimp tool. There is debate about the rings and what tool to use. I used to have the Souix Chief tool used on our jobs then went to the Watts synch style and now I am thinking that the Watts tool might not be so great after a few leaks.

Bad idea Rusty. You always want to close as close to your offer as you can. If you want to do this more than once that is the best practice.

This is good for those of us with tenants who like to google their landlord.

Agents draft offers in our state also, but many of them and not so smart and when you have a lot of money on the line it is best to have a lawyer in the loop.
