I am paying 3.65 a foot for seamless. Jason, what are you paying?

Your roofing is cheap. The materials have to be $90/sq. I dont know how they are taking it off and putting it on for $60 a sq and covering disposal! That is cheap.

I am paying $40/sq for demo. Are roofs in your area 3 layers with shake under? That is all we do and must be why my price is so far off.

I was watching this show last week and they put a deck on the back of a house and said it was the first one they have ever done. Is this their first year? It seem like a risky business to not know what you are doing on the construction side and to take on houses sight unseen.

If you ever do talk to them... What is the deal with the mold. They act like they could die any second because there is some mold. It should be taken care of but most mold does not kill you and is in the air all the time.

My final question would be how do they find parking at the courty house so quickly! Every time I go to court I have to show up 45 minutes early. They are always looking at the house 10 minutes before the auction. Lucky.

How did you get the name Rinnovate for your LLC? I googled it and it looks like a AU company who brokers business. Sorry off topic.

Project looks nice and the numbers look better! Might have carried the glass tile backsplash in the bathroom all the way and used a saw to square up the endges, but then again, I am a traditional guy. What is the material you used on the fireplace? Is that tile?

Write them a check from your business for a CMA or a BPO. What you should really do is learn your market so you dont need to pull comps. If you only work in a zip code or two you should know what something is worth by just looking at it.

To the post before mine, a house with an ARV of $100k is not worth 80k because it takes work to get there. I would think an OO would be willing to pay closer to 70k (depending on market conditions )and that is only if it is cosmetic and they can get a loan.

I am not sure it is really luck Brian. I work full-time in REI and it is just a lot of hard work. Most days it is not that much fun. Most days a job is not much fun either. This is a job also. You have to be ready to work every day of the week and give up the party lifestyle a lot of your friends will have right out of school.

$180 on and off a sq on a material like slate is a fair price. Call a seamless gutter company and ask what their rate for contractors is. The chimney I have no clue about because I dont know what it is made of, what the roof looks like, and if you are getting a new cap in that price. Siding should go for $200/sq for decent stuff. You will pay extra if you want insulation on the back or if the house has to have house wrap or fan fold.

Any realtor can write an offer on a short sale. The only things is they have to fill in the SSO. It takes less than 5 minutes extra. If you are looking for investment property you should look for a realtor who does a lot of it or one who is new and does not care about waiting for a SS to clear. Most do not want to just target them because they take a long time and often do not go though.

I would like to think I have gotten pretty good at this. If you want it done at a good price and with good work dont I would think the most a small shop can handle is three guts at a time. That is what I can do as a one man outfit. If it is a big shop with three or four project managers they sure they can handle that volume. I assume it is not because those guys price is never where it needs to be for investors on most of our scale.

Business credit does not matter much anymore. I think car dealers use it for company cars but other than that most major credit cards and trade accounts make you sign personally for them. You will be on the hook no matter what. I am not sure if the report for the individual or if they would just go after you.

I know this is a real estate site but I would not try to find a way to buy real estate. I think it is a great investment for me. If I had a 9-5 I might be able to own a few properties. If I worked your hours I would contribute to my 401k with the match and work your way up in the company. One you put this money away you do not want to touch it. There will always be time for real estate in the future. You do not have time for it now.
