@Joseph Vignolo Yes I am planning to start wholesaling in the bay area. Specifically I will look in San Francisco and spread out from there depending how much of a market there is. I think that the hardest part in doing wholesaling is being able to talk to a seller or doing cold calls. I would definitely join up with @J. Martin is an amazing person who is very down to earth and I would definitely try and make it out to his REI meetups! If you ever want to head out to REI meetups let me know and we can lurk together. LOL

Don't sell against an agent - sell against the cost of doing NOTHING with a property that needs some serious TLC:
- Payments continue
- Taxes will come due
- Insurance needs to be paid
- Utilities, maintenance & other holding costs add up... etc.
- And, are they ever going to make all those repairs?  If not, they should cash out sooner rather than later because of the above....

 @Dev Horn  this is great information for a wholesaler when your talking to a seller. I hope you all know that this is golden information as a wholesaler/marketer. It's a lot about how you speak to people and address their needs. Try and make it about how you can help them, but make sure you do this from a power standpoint.

Hi everyone,

I know that I have already introduced myself officially a couple months back, but I wanted to post here again because I am still green and learning as much as I can. I have shifted my game, in that my end goal is to be able to ultimately wholesale and flip houses. The best way I know how to do that is to really immerse myself in the process and I wanted to know if I can offer my assistance to any wholesaler or flipper out there that might need an extra hand. 

I'll put it there that I am hoping to get some sort of compensation as an assitant while I am learning. I am a hard worker and can work independently with a little direction. I like having varied projects and from my position as a pharmacist I feel like I have an easy going personality that anyone can talk with. I am a person that takes direction and constructive criticism well and am always trying to evolve to be better.

A little bit of my background is that I am a pharmacist and I recently quit my job in order to 1. find a pharmacist job that is part time and is not as demanding/crazy as retail 2. start immersing myself in real estate, which is why I'm looking for a part time job in order to free up more time for real estate. I was a top performer as a floater pharmacist at Walgreens and many stores wanted to see me as regular staff. I had great relationships with the pharmacy technicians and I definitely pride myself on being a down to earth type leader. 

If anyone is remotely interested please PM me and ask me any questions you'd like and I can also send you my resume. Mind you, I do not have any background in a formal assistant position, but I am great at putting projects and large events together if need be. I am also currently in the process of getting my CA real estate sales person.

Hey Guys, this is Dave (Kathy's Husband), Thanks for all the great advice!  @J. Martin Kathy loves the food here in SF too. She made me move here telling me about how much better the options were than when we lived in Fort Lauderdale/Miami. Then I got here and found out that there is a serious lack of parking and I have to wait in line to get the Burmese or ramen (although the ramen is in San Mateo). Have to say even with that I do like some Sophie's Crepes and some Vietnamese coffee from Lee's! Still looking for some good Pizza thought (New York Style).

Thanks for the great feedback, everyone! When I first posted we did not calculate much. Only very superficial numbers and not doing very nitty gritty (I was being lazy). After @Bram Spiero and everyone else said that I need to do my numbers before I lose out... my numbers are NOI:$1944 Cashflow:$-1602 and Cap rate:0.5%. If I did all my numbers correctly...since I'm calculating for the first time, I'm going to say no. Looking at these numbers I'm cringing, but that's learning and glad it's before we made a move. @Account Closed our long term and short term goals...and while I know those are very important to lay out a proper road map...still working on that -_-' 

Unfortunately, my husband and I have a lot of student debt so I think it limits us on the type of investment options we could do as individuals. We are still trying to work out what kind of investments we would like to dive into and what would be realistic with our financial situation and limited time.

Hi everyone,

My husband and I are looking in the San Jose area to buy a multi-family home. We have a prospect that is asking $699,000 for a duplex. After looking at the open house we like that there is great potential. It needs a lot of updating though and estimate the cost to be around $70,000 for cosmetic fixing of the house only. Of course we don't know what other costs would be without further inspection. The house is 79 years old and probably hasn't been updated much since.

A few things we did see:

1. Crack in the 2nd floor fireplace

2. Hole in the ceiling of 2nd floor (although the real estate agent said that the roof has since been fixed, they never actually fixed the ceiling)

3. Crack in a few of the windows, which we will be changing out anyways because they are single pane.

4. The detached garage is horrendous and looks like it's about to fall apart with no doors

*Side question: Would it be cheaper to just knock it down or to try and rebuild it with existing structure?

5. 2 prong electrical outlets (I think this really shows how old the house is, among some other things)

*Side question: Do we need an electrician to change out the outlets or is this something can be DIY'd

My real big burning questions is whether this might be something good to start out with as this will be our very first investment ever. I like remodeling, but I'm not sure if this might be too big of a project to handle for our first time.

I know I may not have provided a lot of information, if there is something else that I need to put out there to clarify, please do ask away.

I also just want to say thank you to everyone on BP for the content you guys provide. My husband and I are both learning so much with all the information that is on here and the podcasts are great. Instead of listening to music on my way to work all I do are BP podcasts and articles now, when I'm not driving of course!
