Hello All

If you have money that you would like to lend, take a look.

I'm looking for a loan of $50,000 for a fix and flip that i am working on. I use a commercial lender that requires 25% down, I have about have of that from another private investor. The rest of the purchase price is in an interest only commercial loan, that I have used for all my other flips. The current project is being purchased for 340,000 with about 60,000 in rehab and an arv of 550-580.

A little about me. This is my 13th fix and flip project. All of my projects have made money. I am a certified residential real estate appraiser ( 14 years) so I know my values. I also have a full time job as a firefighter/paramedic. My credit is excellent. My wife is a full time realtor.

I'm asking $160,000 but will look at all offers
The house is in great shape, it's just dated.
It has a new roof, newer water heater, and hvac. The house needs paint and carpet, update the kitchen and bath, refinish the basement. Roughly 20,000-25,000 worth of rehab. The ARV on this is roughly $225,000
There is a solid 3 bed, 1.1 bath that just closed less than 30 days down the street for 225000. The house behind is listed at 250,000, the house directly across the street sold for 250,000.

Hello,
I have a multifamily property that I can potential get for 30,000. It has been used as a multifamily for several years. The problem is it is not zoned for this. I'm looking for thoughts on this. Is it worth buying?

I know that when I'm doing appraisals I take everything into consideration. I like to explain to customers that I will use comparables within the area. If the market is filled with foreclosures and short sales then that is what will have to be used. If they are sprinkled in her and there then I would try to avoid them and use arms length translations. At any rate, they should show an adjustment

Raymond- Thanks for the advice, I have been following j. scotts new construction diary, it is very good.

Aaron- Thanks for your response. I was looking to hear from people like you. I have done 4 gut rehabs the past 2 years, but no new additions or foundation work. Sound s like I'll keep learning and rehabbing. I will make the new building a long term goal.
