I think these questions could be beneficial for you:

  • Does <LENDER> have a specific title/attorney I would need to close with?
  • Can I have a quick close? Does <LENDER> have an requirements on the property before closing?
  • Does <LENDER> sell your loans or keep them in-house?
  • Does <LENDER> allow investors with four or more mortgages to do a cash out refinance?
  • What terms and loan programs does offer investors? ARM, 15-year, 30-year fixed, balloon?
  • What interest rates does <LENDER> charge and what are the initial costs for your loans?
  • What loan-to-value ratios does <LENDER> offer investors for a new purchase and a refinance?
  • What are your seasoning requirements for refinances?
  • Does <LENDER> lend to LLCs and/or Partnerships?

My Local REIA @Todd Hutcheson suggested: "Go to as many REIA meetings as possible and ask the leader if there is a meeting after the meeting where people go and talk about real estate ( and many times a cocktail or something to eat )"

I'm in the same situation not flooring but Self Employed.

I've been researching different Lenders that will lend using bank statements. Also check into Portfolio lending. Keep researching.

I am usually up front with the Lenders, and never let them pull my credit until I know more.

I tell them I am:

  • 1099
  • 0 on Taxes for Income
  • Excellent credit in the 800's
  • Don't want my credit ran until I know more about them and their programs they offer

Almost 99% tell me they can help. ( I have my doubts)

I built a Home Theater I used SoundProofCow (not sure if I can link them)

QUIET BATT™ 30 SOUNDPROOFING INSULATION

QUIET BARRIER­™ MD SOUNDPROOFING MATERIAL (ROLL)

then Fire Rated Drywall/Sheetrock 70lbs per sheet

Firecode Core 5/8 in. x 4 ft. x 8 ft. Gypsum Board

If your trying to dampen Bass or other music you need to seal all possible areas. (Think if water was here where would it go to escape, sound is similar) I used 

Gardner Bender 1 lb. Plug Duct Seal Compound around all my outlet boxes when the walls were open.

I believe most people use it as a quick and dirty analysis to see if it could be a potential deal.

if the quick analysis works then next steps are to get into the property with maybe your GC to give you an estimate.

I think getting a partner to fund the down payment and another partner or private/HML to fund the loan and rehab.

Then you do the sweat equity, sell the property, pay everyone and take your profits and do it again.
