I'm looking at park in a smaller town, but it's less than a mile from a Wal-Mart Supercenter.  None of the homes are park owned.  Lot fees are $100/per month.  25 of the 26 spots are filled.  The hairy part to me is the current owners brother and nephew own 21 of the homes and they rent them and pay the monthly fee to him.  Otherwise, things look fairly good.  Tell me what I need to ask and consider please!  Thanks.

Hey guys, been lurking here for a while and wanted some feedback.  We're going to be moving soon and I have been looking around for duplexes etc to maybe buy and live in to start my investing that way.  Problem is in the area we're looking in there are not many at all let alone any for sale.  There are some lots scattered that could work for it, but I'm trying to figure out if in the long term this would be a good plan?  I don't have a lot of details yet but what all should I be considering?  Thanks for the feedback.

You shouldn't have an issues with that.  As an insurance agent there's not anything I even have to note for a tenant's policy running that type of business.

Ralph, I'm an insurance agent in AR and I can tell you they are correct.  It may be out there, but I don't know of one.  Good Luck.
