Thanks guys, Brian how can I get more information on the meetup? I would love to attend it. I tried to find it on meetup.com, but maybe I am just looking in the wrong areas.

Hello to all, I am newer to Biggerpockets. I work in investment real estate here in DFW providing properties to investors. Looking to network with anyone in DFW. Always trying to learn more about the business, and there is no better way than to get in touch with other knowledgeable people in the area. I look forward to hearing from y'all.

I believe it will all depends on where you are in life and what you are trying to obtain or what you need, cash flow or an asset? There is alot more to this question.

CL, if you don't mind the spam that will follow. Stay consistant as well. Some days you will get nothing and others you will blow up. I've found that posting between 9:00 to 10:30am and 3:30 to 5:00pm are the best times.

Our regular HM loans are 16%, 2 points, 6 months, and 70%. We just released a new loan that I love though. We call it the land lord loan. It loans at 100% ARV same terms as above, and the down payment is 10k, or half the repair value, which ever is higher. Will pay the repairs back out of an escrow 5k at a time, but that down payment is also placed in an escrow. Once the buyer refinances into a conventional loan we will then return that original down payment. I'm sure we aren't the only ones doing this. You should look into it.
