Post: Learning to run comps for reno/flip

I’ve read the books, been on here for years, home inspector certified, union carpenter, lead hvac installer.. what Im trying to say is I need help dialing in my research for finding the next project.. My experience has me doing well on renovation budgets, but I’m having issues with understanding comps in the sense of equity gains from renovations. Im looking for a more detail analysis than this is a 3/2 and mines a 3/2..oh both fully renovated, IMO that’s not good enough.

Can anyone suggest any material, a coach, or podcast, anything that would provide some much needed insight on running more accurate comps?!

Thanks!

Where can I find some literature or any form of education about what currently builds equity during renovations…i.e adding bathrooms, custom closets, adding sqft

Leaning towards a flipping market..I want to make sure we’re working smarter

TIA

It is my understanding that the VA offers a Construction Loan. This is would a lovely benefit if I wanted to use the VA Home Loan to purchase a property that needed some TLC but didnt have the funds to do the required fixes.

My research points to the conclusion that it is very hard, if not impossible to find a lender who will actually lend the VA Construction Loan (due to the housing market collapse).

My question is:

Does anyone know if this is true, or know any lenders who are willing to work with the VA Construction Loan?

Thanks for your time and interest.

-Kyle

thanks all, and Bryan do you mind explaining the umbrella policy a little more as to what it would do for me?  Or could you point me to a book or a link that explains the umbrella policy?  Thanks again.

Hello All!

So my question is: if I am a veteran entitled to the VA Home Loan, and I own an LLC. Can I purchase an investment property with the LLC? Or must I personal expose myself and purchase the property personally? Basically, does it matter if the owner of Real Estate Investment LLC is entitled to VA benefits? Or does it NOT matter because the LLC is a separate entity from the Veteran owner?

Hello!

Im new to the game with a couple questions regarding Military benefits in regards to real estate investment. I have done my homework on the VA Home Loan, and understand I can only use it if I where living on the property. This rises an issue because it only allows me to use my VA Home Loan once, and the name of the game is acquire assestS.

Does anyone know of other military benefits that can be used in real estate investment, or tax benefits.  It is safe to assume my knowledge is very limited.

Thanks for your time and consideration,

Kyle
