Hello everyone, I wanted to get some insight on legalities in regards to Wholesaling in California. I hear so much about different approaches and methods that can be used when putting contracts together. However, every state is different and I want to make sure I am doing this the right way. I guess I could seek this from my local real estate attorney? But I'd rather get the insight from my fellow BiggerPocket members. Any help with this request is greatly appreciated.

Thanks Mitch for the reply! With that said would you suggest I get the business license first since I am just starting out? My plan was to get business cards first so I can start passing those out. I've already setup a google voice account so I can have sellers and buyers reach me. Lastly I want to start my marketing campaign for buyers. Since you are in Southern California what type of campaign would you use for wholesaling? I guess a better way to ask would this question is what works the best? I look forward to your response.

I am trying to get my wholesaling business started and I wanted to know if I need a business license to operate in my city. I have read that you should obtain an LLC after you have done your first few deals. But is this needed for wholesaling? I look forward to any insight on my question.

Hello Jackie, Thanks for the information. I have a book on how to be a Real Estate Jobber by Barry J. Grimes. I heard the term bird dogging quite a bit for people just starting out in Real Estate investing. Also, Wholesaling was another possibility. Well, at this point I think I have a pretty good idea on where I need to start.

Hello, My name is Kevin Breazeale and I stumbled on to this site searching for real estate information. I live in northern california (Fremont, CA) to be exact. I would like to start a career in real estate as an investor. I understand there is so much to learn and understand. I have done some research on a few areas like short sales and bird dogging. My question is this? Do you think California is a good place to get started in real estate investing based on the economy and how it has really taken a toll on foreclosures and the loss of jobs?

I read a lot of information on deals being made in other parts of the country and how people are really benefiting but does that hold true for California? I am just trying to figure out the best way to get started because I know real estate can make you very wealthy. I don't have a lot of cash just laying around to go out and purchase property so I want to find another way to get started buy either trying lease options, short sales or bird dogging. Any feed back is respected and appreciated.
