How much deposit do I need?
How much earnest money deposit money do I need to put down when I am flipping property from a private seller? And how much deposit do I need to get from the end buyer I assigned the property to?

The answer is simple: When buying, put down as little EM as possible (none, if possible) and when selling, get as much EM as possible (10% of the purchase price is certainly not unreasonable from someone paying cash for a property).
