I invest in NW Indiana but am doing flips... looks like you're looking for buy and holds? There are several towns in NW Indiana that are actually great for single family buy and holds. Hammond, IN in particular draws a ton of landlord investors and there are a lot of other areas as well. If you have the capital to invest, I'm sure there are a lot of people in this area that would be interested in teaming up, just a matter of networking and finding them (which may be more of a challenge given your location).

I'm close to landing an agreement to purchase an off-market home from the owners and was hoping to get some advice on a few steps in the process. I plan on using a purchase agreement available on BP - should I have two copies signed, one for myself and one for the sellers? When/if I get a purchase agreement signed, should I send it to my attorney and he can begin title work or can I just contact a title company directly? Furthermore, are title work fees typically split in these situations or is that entirely negotiable?

Interesting that in your area, this is a more desirable layout. Bi-levels are a very common layout in my market as well, although nearly all of them have the kitchen on the upper level. I will just have to see what my realtor's lender says about financing this property. That may be the deal breaker.

I'm in talks to purchase a bi-level home where the kitchen is located on the lower level of the home - so partially below grade. I realize there is a large geographic component to my situation, but has anyone had success or experience flipping a home with this layout.

My realtor said lenders require a functional, above-grade kitchen and bathroom to provide a mortgage, so this may be a tricky situation given the kitchen is on the lower portion of the bi-level, and at the very least it will decrease ARV compared to a traditional layout. She is going to talk to some lenders she uses to get more clarity on the situation, but in the meantime I thought I'd check with BP for some advice.

I was actually able to connect with a very helpful person at the courthouse who was happy to explain the probate system to me. So now I can look up probates at home from my computer! Agreed, you definitely need to find the right person to help you out. I found it was most useful to explain exactly what my intentions are... to find an investment property and someone who has inherited a property may be looking to sell there home. I found that builds a lot more credibility with the clerks helping me out.

Agree with the other posts. If the amount of assets makes you think the estate consists of real estate, than immediately determining the address is not crucial. However, in my county, you can search the tax assessor's website by owner name, and it will list any properties in the county owned under that name... very easy to do. I would check out your county's site to see if it has similar functionality.

Thanks for the tips. I actually just called the courthouse and after a few transfers, was told I could get a huge data dump of this info... but it costs $1,500. A bit disapointed when I heard that. I'm going to have to look into this further though.

Sounds like you have a very nice system in place for generating strong leads this way. I realize this will vary from county to county, but is it as simple as calling the county treasurer or tax assessors office and requesting a list of properties that owe back taxes? I've found that employees at the courthouse get caught off guard when I ask for certain information (it's public, they must just not be used to this request), so I'm looking to see if I should prepare for that.
