I need to go ahead and get one of my homes on the market but was trying to avoid massive costs. I've begun Real Estate courses to get my license, but have a few more weeks before I'll feel comfortable enough to take the test. Then of course there's that whole process of finding a Sponsoring Broker after then so... What is your best advice concerning listing my home for minimal cost? Also, I've been "marketing" the property and have identified a few buyers that are interested, one of which is very serious and lives in the neighborhood and has bought a few other properties there already. I have no doubt that it'll sell pretty fast. The property is located in Spring, TX, Montgomery County...(did NOT flood during Harvey) TIA!

Hey Victor Pilgrim I'm finishing up Finance (by Sunday as I am on vacation in Orlando right now)...I think it's the 5th course. I've just got the final exam to complete then on to Promulgated Contracts.

I am currently in this EXACT same boat victor!!! I do not feel comfortable with the format of the information, the quizzes are insane and I don't know how someone could retain the details enough the pass every one of them at 100% without any "help". I wish I had read their reviews prior to selecting them for training. I'm looking and researching my options for review. I will share my experience if you would too! @Victor Pilgrim

I do allow this but it is more of a hassle. I increase rent by $50 per month ($25 per payment) because I pick up rents in person and have to make an extra trip each month to the property. (Due 1st & 15th) I don't do any electric payment system currently, but this would make an arrangement such as this more ideal and convenient.

Hi Shavonna! I'm going to try to attend that meetup. I have been working with an agent in the area that's pretty good so far. I can send you his info.
I've just learned the hard way how ruthless the REO listing agents can be... The deal that I won (overpaid for) fell through with the people prior and now that I'm stuck with the property, I should have gotten out of it like those before me. Listing Agent was very adamant that she would not disclose anything about why the listing fell through or anything about the property because it's an "as is" sell and they don't have to. Closer to the end, I contacted an agent that worked under the listing agent and pretended like it was interested in purchasing the property through him. Of course because she wanted to double dip, she disclosed more information to her teammate than she would for my realtor.

Oh Holly! I'm due at the end of June and I'm worried about the same things! I'm currently going through a remodel of a property we just closed on and will need to find new tenants (& make repairs) by 7/1 for another property. I'd like to follow your journey as I believe this is a peak into my near future! #nervous

Please keep us updated! I'd like to see how this turns out. I have seen these properties and pondered investing into them, but have decided against it due to distance, potential for crime, etc. I think to have this work out, you'd definitely have to make yourself known and keep a much tighter around the clock watch over your investment.

Congrats!! How I'd love to close on 2 properties in the same week, but I just closed on one a few weeks ago and it's definitely been more work into this one property than I expected. One day... ;-)
