Hi, 
Our rental property is in Manteca, California and our rental property tenants vacated couple of weeks ago after his lease expired on Dec 31st 2023. They stayed for 2 years and our rental lease agreement indicated to provide two months notice period for which they agreed but tenant didn't give us any notice. When we questioned him about it and asked for two months rent compensation, he argued with us saying he mentioned during the last lease renewal that this is his last lease with us over the phone. However we don't remember that was the case. 

May I pls know how can we proceed in this situation.  Can we request him two months compensation?. Is the notice period given over the phone an year ago (which I don't remember) considered as notice period.

@Melissa Aughavin, I would prefer one year lease if I don't know them earlier. I usually ask our tenants for two months notice period to avoid vacancies. 

Hi, 

We are planning to rent our rental property for a tenant with pets (small dogs). We're doing it for the first time and got the details about the restricted dog breeds from our home insurance agent. Can you pls help me understand what kind of pet liability insurance do we need to ask our prospective tenant. I heard that not many renters insurance provide pet liability insurance (property damage and physical injury). In such cases, may I pls know if there's a better way to make sure tenant carries liability insurance both for property damage (our property and neighbor's property if any) and bodily injury liability. Is there a way to make sure the tenants doesn't cancel the pet liability insurance after they move-in. 

Also please help me with the other required pet related prerequisties (like vaccinations history, behavioral aspects etc.) that landlord needs to be make sure while screening tenant with pets. I will observe the dog's behavior when the tenants come for the property tour but need some help in other formalities that I need to make sure w.r.t pets. Is there a way to cross check what tenants say about the pet matches the actual info of the pet?.

@Priyanka B., you can even try exploring Manteca area if you'd like to. There's a lot of new constructions near Hwy 120 south side. We bought a rental propery house in Manteca recently with 20% down and able to break even without accounting vacancy n prop. mgmt fees. I self manage and the house got rented within 3 days of placing the listing. 

Hi Ravi, 

I am not sure about your budget but you've lots of options in Tracy near Ellis and Tracy Hills which has plenty of newly constructed homes and decent neighborhood. You can also consider Mountain House and Manteca (right side of the Hwy120 near East woodward avenue).
