I just purchased a 1960s ranch in Middle Tennessee. It has not been updated at all. I’m looking for a list of suggested products (cabinets, flooring, tile, etc) to rehab the interior. We are planning to rent the home.

I’d like the interior to be modern. Grays, white and blues for colors.

I am buying a SFH ranch. It has not been updated since it was built in the 1960s. I have ideas, but I am not an expert when it comes to conceptualizing a remodel.

I am thinking of turning the 2 car garage into more living area.  I was also thinking of turning the two small bathrooms into one less small bathroom and then adding another bathroom in the space we create from the garage. 

In the garage space I can put windows where the doors are now to create "legal" bedrooms as they can be egress level.  

I am also thinking of taking the wall mostly sown between the living and dinning rooms (the two rooms abutting the garage.). 

The layout across the top of the image is garage, dining room, hall, closet, and two bedrooms.  

Across the bottom from the garage end is the kitchen/ living room, bathroom, linen closet, bedroom with "master bath"- which is tiny.  

If there is anyone in the Ridgetop TN area with some ideas, please reach out.  I'd love some feedback online or in person.

We have just bought a property in Greenbrier, Tennessee. My husband is an old-school builder. I’m hoping to find somebody in the area who flips or remodels houses and can give us some ideas and may have some connections to some guys that can help with the project.

I own several properties in various states.  I am looking to move then into LLCs.  It was suggested to me that Colorado was the best place to do this.  Any information about how to go about doing this is appreciated.  

I am in the process of buying a home now- that is probably easier to set up than moving my existing homes into an LLC.... one thing at a time..

I have a single family home in Indy.  I need to get a landlord insurance policy.  The company I had just got sold and the new coverage is not ideal. 

Who do you use? What coverage do you suggest? What rate can I expect?

It looks like dscr loans are a higher interest rate.  I don’t have any problem verifying consistent and adequate income as I’ve had my business for 20+ years.  Maybe I’m missing other benefits to this type of loan.

I am looking to purchase an investment home in the Nashville to Clarksville TN area.  Is it better to use one of the big bank online lenders or does anyone know of a local lender who works well with self-employed buyers?

This post is helpful to anyone. I have a few modest investments but still feel clueless about the investment process. So far, I’ve gotten lucky. I’m going to IRS to look at forms and am looking for a mentor. Thank you for taking time to write this post
