So if you buy at below current value is it illegal to get large cash amounts back at close?

Cash back at close with traditional lender financing is illegal. No matter who you are buying from. You can not offer more than the property is worth and go to the bank and expect them to make a loan. They will not do it. Now what about if you are purchasing the property for considerably less than the current value?

This seems like a simple issue. I am wanting to know who is responsible to turn power on in a house that is bank owned in order to verify that all sytems are working properly prior to closing a deal. Please give me some insight on this.

Every state has different RE brokerage laws. So if you are moving I would not put the time and expenses into a states RE licensing classes until you get settled at your new location. If you just need MLS access most agents will hook you into the IDEX sytem once you contact an agency. They will ask to enter your email into their MLS IDEX. This will get you listings coming into your email weekly as they update. Florida? well, east coast from Jacksonville to Miami is hot. I have been told that Disney world is hiring 6000 people this year. 2015.

As far as the realtor goes, I would find a new one and a BUYERS agent only.
