Once I've successfully flipped this property, I will give you an honest summation.   For now I can say they did fund a 6 figure renovation loan in Chicago.

@AndrewClark, I am interested also.  Do you self manage them?  Any advice for out of state owners?  How much do you charge?  Do they pay deposits?  Ceasor did you get your rooms going?

I have the opportunity to purchase this four building apartment building in Texas. The NOI is $200,000 at a 8% cap rate. The seller is not interested in a Master Lease because she needs cash now. Any ideas of how I can quickly secure this without going to a traditional bank. I do not have a lot of money for downpayment either. I am willing to take on a partner. Any suggestions are appreciated.

Hi, I have a newly built home with no equity but the sellers are in pre-foreclosure, what are some strategies I can use with them?  I cannot find any public information or photos because it is a new subdivision.  I am going to take a look and meet with them Sunday.  Any suggestions would be appreciated, this will be my first attempt at wholesaling.  Thanks Vanda and Kirk
