what steps do i need to take in upstate NY to collect a money judgement i was awarded during an eviction for non-payment? it's been a couple months and they have yet to pay, after sending letters for them to pay as per court order. what steps do I take now? I have bank account information and know where they work. what steps do I need to take to go after that? would it be easier to just send to a collection agency?

what are the laws in NY regarding showing an occupied unit that I have listed for sale? Can agent just give 24 hour notice to tenant or does owner have to? Does tenant need to be present? Does landlord need to be present? Can landlord request tenant not be present for showing? Is there a time and frequency limit for showings etc.

have a tenant in NY that is always paying late "checks in the mail" BS every month. Served her the 3 day notice to pay on July 7th. Her response to process server "I'm not worried about this". No call to me advising when/if she was going to pay. So tonight she got served petition and notice if petition for eviction due to nonpayment. Of course no she calls, I have nothing to say to her to I didn't answer. MY QUESTION, if she shows up a court with full pae t do I have to accept it? I just want her gone she's a head ache. Or better yet can i take payment and still be awarded warrant of eviction

judgements and worthless paper here in NY. That's why I try to only rent to people with a strong W2 I can garnish.

not sure how the laws work in Mass. but here in NY. I am awarded possession and the money judgment at the same hearing. I'm also sure to have the warrant of eviction already prepared so the judge can sign it then and there. I then run it directly to the sheriff office. I have to run these issues to ground. these types of people haven't lived up to their end of the deal that's why you're in court to begin with.... what makes you think they'll start now? I never take anyones word "oh i'll be out the day of court" nah, you'll be out when the sheriff advises you to get packin. !!

who has experience buying REO's from auction.com. The good the bad the ugly?? I'm looking at one in my area with an opening bid of $5000. I've reviewed all the county documents, liens, etc. this appears to be the 1st position foreclosing. They state all taxes are paid up. This is my first on auction.com. Question, am I bidding on buying the property at high bid is it, or is the a bid to assume the mortgage that is $70k? Also, once it's an REO it has to be clear title right? Do they offer title insurance? Any info would be great. Thanks

some very valid points here. I agree with Mark to use pre-packaged colors and keep all units the same color. I use Sherwin Williams products and used to use their master hide in dover white color. which is a flat contractor grade flat in off white and contrasts nice with white semi-gloss trim. it touches up very easy and blends well..... when as mark stated to same application method is used. However, it marks very easily from hand prints etc. and I was finding I had to touch up or repaint between each tenant. I've since switched to a egg shell sheen and it marks up much less and is easily cleaned with soap and water.

How do you buy a foreclosure early or even figure out what bank has it?

 I have a 30 mile drive to the office ever day and drive by numerous houses that appear to be in foreclosure. all the tell tale signs, tall grass, signs in the windows stating its been winterized or a lockbox on the door. some of these have been this way for years with no realty signs indicating it's REO. any idea how I find this out and maybe start negotiating with the bank? a house down my road has been this way for 3-4 years and it's worth less than half now due to broken windows and critters moving in. I just cant understand why the banks to move faster to unload these headaches. any advise would be greatly appreciated.
