Brian and John, do you have any opinion on similar investments in the NE McKinney/Princeton area? I'm in Frisco looking for a BRRRR property within a ~30 minute drive. I seem to find properties under 200k in this area while there are slim-to-none in Frisco itself. Also thinking that the Princeton area may see some appreciation with the development of the 380 corridor, though I'm not a market expert.

The Arlington/Mansfield area does seem to have a lot more options, that's just a bit too far for a SF home I intend to put some sweat equity into.

Love this deal. I'm interested on if you would recommend getting the shower tiles painted like that - we've got an ugly shower in a home and I'm looking for options other than replacing tile.

I'm actively learning about the market in preparation to purchase some single family rentals over the coming years...if you have questions about any specific areas in Dallas-Fort Worth, I am reasonably familiar with most so let me know!

Thank you for taking the time to give me an honest reply. It's fair that I probably need to raise my price range expectations to find a house hack property worth purchasing around here! 

I got in contact with two agents yesterday to put me on email alerts when something under 300k pops up in the area, so perhaps that'll be enough to buy a smaller place. This market certainly seems daunting to a new investor, but it's good to know that deals can still be hunted down.

Hello BP nation!

My name is Kirby and I've recently moved with my wife to North Dallas. Over the past couple of years I've done a lot of research in preparation for when I moved up here after college (I graduated this past May) and have determined buying a house hack on a duplex or triplex in the next year when our apartment lease expires (October 2019) seems to be the best bet. 

I've done a lot of searching and digging on Zillow and Realtor, but cannot seem to find any duplex/triplex that is either:

1. Under 150-200k (not a huge problem, but I hear on the BP podcast of far cheaper properties being bought somewhat regularly)

2. Will come even close to allowing I and my wife to life for "free" or close to it.

Any ideas on how to find better deals in this high value market? I've already contacted a couple of real estate agents to put me on email lists and am planning to go to a REIG meetup in a couple of weeks, so those might help too. If anyone can offer help, I would be very grateful and if there's any way I could help someone out in the North Dallas area for the sake of networking and learning I wouldn't be opposed to that either.
