My Dear BiggerPocket Friends - I am a real estate investor, focused on forced appreciated rental properties (aka BRRRR strategy) located in Delaware. I been involved in this business from last two and half years and acquired 5 properties so far.

I constantly stuck with the 6 months seasoning time even though my rehab work done in a month and ready for refinancing.

Appreciate if you can share some lender contacts or ideas to avoid seasoning time. Thank you.

Dear Experts, I am totally new to the real estate investing and I love the rental property investing. I am currently networking with agents and lenders to fulfill my career path. I have little deficit with down payment. I also have the friend who doesn't have any knowledge in this space but he has other business, who can help me with 20% down payment. I appreciate your time on different ideas on the agreement on the cash flow splits/asset split if I have to go with title on my name and 20% down payment with my friend help. The good part, I know this person longtime and he is the right fit for me. Thank you.

I am new to rental property investing and I do see the age of properties ranging 7- 20. if the condition of the property good, would I be able to process to pursue 20 years old one as well? Plead help me. Thank you.
