Ideas on partnership financing for the new bee?

Dear Experts, I am totally new to the real estate investing and I love the rental property investing. I am currently networking with agents and lenders to fulfill my career path. I have little deficit with down payment. I also have the friend who doesn't have any knowledge in this space but he has other business, who can help me with 20% down payment. I appreciate your time on different ideas on the agreement on the cash flow splits/asset split if I have to go with title on my name and 20% down payment with my friend help. The good part, I know this person longtime and he is the right fit for me. Thank you.

@Kiran Kumar partnerships are one of the most discussed topics on the forum, and there are nearly unlimited ways to structure them. I would search around on the forums and you will see tons of ideas with pros and cons. Best of luck with beginning the adventure!
