A group of friends began to discuss asset protection structures and living trusts over a few drinks the other night. We have done research on these topics and found many different ways to skin that cat. It turned into quite the discussion and we found that most of us agreed on a Wyoming LLC. However, there are Nevada and Delaware LLC's and corporations that can be used in the same manner. We are curious, how did you set up your living trust and asset protection structure?

Our firm is looking for a full time loan manager. This would be someone with extensive commercial lending experience and can help us refinance stabilized assets. Our assets are between 1 million and 15 million- All commercial multi family. Does anyone know of a high integrity commercial broker who won't just waste time making me run in cycles gathering docs to only have them not come through on the loan.

Check out the NMLS. This is the national licensing agency that coordinates mortgage broker/ banker laws and you can find the requirements by state. I have also found the regulatory agencies themselves to be quite helpful. Just call or walk in and ask all your questions.

James L. The numbers look right, but it seems like a lot of work for just an 8% cap rate. Have you thought about using your capital to co-invest on larger projects that benefit from economies of scale and generate 15caps? As you get into larger projects your risk is much more spread out and the returns are better. Regarding cash on cash returns you will want 20% or better once stabilized.
