Hi! @Krishna Monian How to vet a syndication group is an excellent question! It's not always about track record, which is a common misconception. I would say it's more about the team.

For example, our firm uses professional property management groups for "on the ground" operations + a national property management firm that manages the ground operations team. And lastly, we manage the national level. This 3-layer asset management provides great transparency to our investors and ensures that nothing is slipping between the cracks. This is just one example of having a high-quality team; the takeaway is to vet the TEAM as much as the deal itself. You could have the best deal in the world, but if the team is weak or limited, the deal could go south quickly. Best of luck!

@Joseph J Deza It really comes down to what YOU are comfortable with and what YOU think is a good deal.

Are you looking for cash flow, equity upside or a combination of both?

Are you comfortable with an 8% Preferred return and a 20% IRR? or would you be willing to take on more risk for more potential reward?

I can provide you some past examples of what my firm was able to achieve on 300+ units in the C-Class space.

@Shelly Cavin You can achieve potentially higher returns by investing with others in multi-family residential projects. That is what my firm helps investors do. Also, real estate syndication's are a great way to earn solid returns while not having to actively do anything. In both scenarios you have the opportunity to diversify your portfolio, generate great returns and most importantly not putting your credit or yourself directly on the line.

@Ryan Gartley I invest with a pool of investors and we take down larger scale multi-family properties.  Other "strategies" to consider are:

  •  Multi-family residential projects. You can achieve potentially higher returns by investing with others, which is what my firm helps investors do.
  • Private note-lending with an experienced team. There are still many opportunities to generate 12% annualized returns in 1st lien positions. I am in several note-lending opportunities currently.
  • Becoming completely passive with real estate investing. Real estate syndication's are a great way to earn solid returns while not having to actively do anything.

@Annie Schrock Have you and your friend considered private note-lending with an experienced team? There are still many opportunities to generate 12% annualized returns in 1st lien positions. I am in several note-lending opportunities currently.

Advantages = Scalability, economy of scale discounts, lower property management rates, easier to maintain than small multi-family, the more units, the safer and more efficient the project (in our opinion) We usually deal with 100 units + on each project, rarely exceeding 350 units.

Disadvantages = deal flow (hard to find properties in the domestic US with solid cap rates) We're shifting focus more heavily to Puerto Rico and the opportunities it currently presents.

@Sebastian Harris Have you considered taking part in multi-family syndications? That's a great way to learn fast and tap into larger multi-family projects. Me and my team use a syndication model so that our investors don't have to worry about credit and putting themselves personally on the line.
