 @Mordchai Lunger , if BP has taught you anything, it's that there are very few courses that we haven't taken or programs we haven't been a part of. Further, save your money and buy a few tickets on Allegiant Air to Tampa and we'll walk you through each deal on a regular basis under better terms. If there's money in the deal, we'll network to get it done. $7,400.00 is too much to pay without a guarantee of performance. Period.

@Otis Sutton I really do think the word "mentor" could be attached to many people, all of whom could assist you in growth as an entrepreneur, real estate industry participant, marketer, negotiator and leader. Do some evaluation; most simply lack the ability to know how their strengths and/or needs translate to achieving their personal and/or professional goals. 

The amazing thing about REI is that you will eventually land doing what you do best. Help others help you by doing your own homework, taking a journal and listening to every podcast on BP and others like it; reading blogs; asking specific questions that take industry leaders very little time to answer. The best advice I have gotten from mentorships have come at the cost of a cup of coffee or lunch. Everything I have paid for has left me dissatisfied and skeptical because no one will ever care as much about my business as I, and marketing is not mentorship! That said, those lacking passion for real estate won't be much help to you.

Go methodically and thoroughly. Ask the right questions, and don't stop asking. All the best in your endeavors!

@David DuCille You make some great points, David. Your relationship with Siri is better than mine :) I have an affinity for Brooklyn, but my commercial investments usually stay in Manhattan. There seems to be a lot of recent activity in the living areas around the new Brooklyn Nets' arena; are you familiar with that area? What seems to be moving there worth investing? Spanish Harlem seems riskier for a virtual investor than I like; what things am I missing?

I applaud your effort to get going, @Jack Gray . Have you considered leveraging your initial cash with a faster-moving instrument to build investment capital? There are a few great resources for this. As an investor in Florida I would be much more comfortable in the paper market instead of the actual exchange of property. I really like your ideas, @John C.   , @Mike Hanson  and @Simon Rich  . I don't doubt that following a simple strategy in a specific market would yield great results. All the best on a great start!

Get to know the leaders within https://www.carreia.com/. Have you determined your niche/strategy(ies) that you've determined to pursue? It will be much easier for others to work with you when they are crystal clear as to what you wish to achieve. Indecision is always trouble out of the gate; be aware and focused on your goals and you'll get a great start. All the best!
