Hey guys. I am a starting investor here in the greater wpb area. I have been trying to network but I know absolutely no other fellow investor. It's been hard trying to do everything on my own. I am looking just for someone to let me pick their brain and pass me down some knowledge on the area and show me some of the do's and don't 's of the business. Thank you so much for your help!!

I am thinking of buying properties just outside of my city. My partner does not want to self manage, and wants someone else to do it.. So I am wondering if it is worth it to buy one property and have a PM company manage while I keep growing my portfolio and start expanding?

I know that in this business talking on the phone is a must. However, I struggle and hate it. I have missed opportunities just because I feared calling. What is something I can do to help me with this phobia of calling.

I was asked to send pre approval letter in order to see a property, I'm not using a hard money lender, I have a PML. What should I do?? Thank you for your cooperation
