Keith Vinson I wholesale real estate in columbus ohio, starting my first  flip should be on the market in feb 2017 look foward to growing my business by doing more deals consistently, networking with more real estate investors.

There are small banks also out there that will do commercial in house and are still somewhat flexible on terms.

 what banks are those? explain brrrr I have investors that do that method but I do not know how they are doing it.

I have wholesaled enough funds in columbus ohio, now I want  to get into the rental part of real estate. whats the best way ? I have an fha loan up to $150k owner occupied 3.5% down, my goal is to own a duplex up to a 4unit. I have wholesaled to alot of buyers who will buy the home cash from me  fix the home up rent it out, get the home appraised and then take out a home equity line out on the home. would you consider just getting a mortgage loan from the bank to purchase the house? what creative ways are you using to build your rental portfolio?

Yes the market is hot right now, I wouldn't plan on finding any deals on the MLS even if you do have cash.

You can find deals by doing your own marketing for off market deals but that's a huge investment of time and money.  You could hookup with some local wholesalers but the good ones already have solid buyers who they know make fast decisions and close fast.

I pay cash for rentals and flips until I refi the rentals because it gives you leverage over other buyers using financing or wholesaling.  We tell people we can close in 2 weeks so we need to be able to do that.

It takes 6-8 weeks of rehab then another 6-8 weeks after listing for the banks to approve the buyers, underwriting, etc.
