Hi Joshua, are you aware that you can get an conventional loan with just 5% down?  I don't know how much you have for the down-payment but if you can come up with a little bit more down payment this might work.  Good luck & go get it

I'm a realtor in northern NJ, right now it's a seller's market and discounts are hard to come by.  If a buyer is putting down 20% and is pre approve with a reputable lender there's no reason to take the cash offer.

HI Joseph. I don't know if this will make you feel any better but i'm looking at almost exactly the same deal in Lodi, NJ. I'm not a seasoned invester however i did pretty good with my first property a multi family in So Hackensack (my current residency). What i plan to do is use an FHA refinance in a few months and get some cash out (or line of credit) and move on the my next deal. I'm very exactly about this deal. FYI my numbers are something like this $229 purchase price $20K in Rehab (a lot of flooring) taxes $10K (yes folks this is what we deal with in NJ) water $715/year insurance $800 (because it will be owner occupy) gross income $3330-3500 once i move out. My mortgage will be $2000 at the beginning ($240 for pmi) $1760 after i refinance. Lodi, NJ is a nice area for those reading this that are not from the area. Reading Brandon books and reading post here on BP have open my eyes while open. Worst thing scenario if i get this deal i buy fix it up and sell it for $350K. I believe the house is worth around $300K as is.

Hey Jaago, I was looking into a house that had a in ground oil tank.  The numbers on the house look awesome but I came to BP and read every post about oil tank.  This is my conclusion from all my reading DO NOT BUY THE HOUSE unless seller removes it or you will be taking a big risk.  Plus if you want to sell the house in the future you will be responsible for removing it as no one will buy it from you with the tank in it.  Good luck I hope seller removes it for you.

I hate to say it but $100k, low taxes, safe, in northern NJ is kind of impossible.  I'm learning to market so I've been doing a log of research.  I will suggest looking into Belleville or Bloomfield, maybe Jersey city (up and coming is they call it) if you can up your budget a bit you just might find what you are looking for there.  Good luck and if you need me to drive you around or anything just reach out to me

@Pete, hey Pete thanks i defenitely dont feel alone here at BP, its like im among family members.  Right now im looking into possibly buy an investment property.  Im looking for a little cashflow to fund another deal and keep on going.  For now i want to go slowly but steady.
