I noticed a lot of wholesalers saying that they put up flyers saying "We Buy Homes for Cash!"

I assume that most of you that do that have a buyer list thick enough that you can find a buyer pretty quickly. However, someone new might not have as many buyers, and would have a longer wait time associated with selling after a contract assignment.

My question is, how do you convince homeowners to contract to you, after they discover that they can't just get you to buy and their worries are over? Is it just a matter of how motivated they are to sell?

Hi, my name is Mark, and I'm currently a student at UF, in Gainesville, FL

For a couple months now, I've been toying with the idea of purchasing a house in Gainesville, since it's a great time to buy, and I'll be in Gainesville for at least a few more years. I figure I could rent it out after that for a decent profit a year. Of course, I'm not sure I could secure a loan for that. But that's for the future.

My current goals, however, are in wholesaling (a popular topic, I assume). I believe I understand the concept fairly well. I'm not quite sure on the exact procedural details (as far as the contracts and paperwork would go), but I've been browsing around the site, and I'm sure I'll keep running into good information.

I'm really looking for any potential partners or mentors in Gainesville that could help me develop in this aspect. An added bonus would be to add people to my buyers list, but I'm going to start that very soon (I just discovered contract assignment today, by the way). Any advice is greatly welcome, and I know that with some assistance I will be successful, which should provide me with some funds that perhaps I can use to propel me to other real estate goals. Hell, I might even get my agent license someday!
