 I think a big part of it is going to be do you have enough time in a day. Personally, I had enough savings to go all in and spend everyday like it was my job and it still it took a lot of time learning, researching, and building my network of people. If you work at night and are able to dedicate your day to networking I think that will be easier. You're going to be competing against people who do this full time not just 9 - 5 but live this. I won't be easy but if you can structure your life and are prepared then go for it. 

Very good point. I had an insulation business, but found real estate and didn’t have the bandwidth or passion for insulation anymore. I wanted to go all in on investing, but knew I needed steady income-as I have a wife and kids-so I got a job at a property management company. I wanted to be in the rooms I need to be in for my business to succeed. Couldn’t have been a better decision. I now have instant access to the cash buyers we already manage properties for, and a network of agents. I also brought on my brother as a partner for my wholesaling business (I know what you’ll say…but we get along, and he’s as passionate about real estate as I am, and that’s hard to find). He’s going to do the acquisitions, as his work schedule permits it, and I’ll handle dispositions.

I'm looking for rock stars in the Nashville/Murfreesboro market to connect with, and potentially build a Mastermind. I believe in collaboration over competition, and I want to surround myself with other like-minded, local wholesalers who have done at least 1-3 deals. The idea is to have that individual bring a wholesaler with 1-3 deals more than them into the group, and so on, until we have a game-changing group of 5-7 investors, capable of learning from each others growth, and the ability to weather this ever-growing market we're in! If able, build out additional lines of credit and pay on time and consistently - car loan could help. 

There are also companies you can now pay a small fee to who will report your rent payments to the credit bureaus and some that will report utility payments as well! Highly recommend this to show additional consistent, on time payment history, as that makes up a large portion of your credit score.

 That sounds amazing, because out of all the things I fell in debt for, I always pay rent on time! Do you have any additional info on one of these places?

I've been on this journey to repair my credit for about 6 months now. My credit score is a 499 and slowly-very slowly-climbing. I have an unsecured credit card I'm using to build on it, and that's about it. I want to get my credit up to where I'm bankable and loanable to get into my first investment. Does anyone know of a more accelerated way to build your credit? Thanks in advance! I love this place!

I'm looking for advice (and a potential buyer) for my first real estate investment. I have a buyers agent who presented me with a property that they haven't listed yet for $65,000. It needs work, but has an ARV of anywhere from $250,000-$500,000 because of location and amenities. I can't fund it myself due to my credit and I haven't developed a buyers list yet. Would the agent let me put it under contract and wholesale it? If not, what can I do to get my foot in the door with this?
