Thanks @Joe Schmitt! We are not set on it needing to be a vacation rental. We just thought it may be covenient and with all the halted evictions in various states, LTRs are something I was a little nervous about. Have you found Duluth to be a good area for LTRs? How has your appreciation been?

We are considering buying a vacation rental on the lake (focusing on Grand Marais but anywhere down to Duluth) that will become our primary residence in the next 10 years when we retire. We don't own any rentals let alone an out of state rental (we are located in Colorado). Does anyone have any advice on this area for vacation rentals for absentee landlords or where we might start? I have done a little bit of airdna research and see that 67% vacancy seems to be the average. Thanks!

 No you don't want to meet with Realtors as the 1st step. What that is going to do is sour everyone on you. You would just be some random out of state investor with a dream of investing in real estate. The only agents who would waste time on a meeting like that are low producing agents who don't understand that a meeting for someone that far out from a purchase is a poor use of their time. Working with an agent like that is a waste of your time & theirs. It'd be like working with a car salesman who thinks that talking to 12 year olds about cars is a good idea because they will eventually turn 16.

What you want to do 1st is get your financing squared away. Understand how much real estate you can afford. From there do some online research into the type of asset you want in the type of neighborhood you are comfortable with. You can do some research by checking out The Ultimate Guide to Grading Cleveland Neighborhoods. There are a lot of areas in Cleveland that look great on paper to out of state investors but are actually high risk areas that would likely result in you loosing your investment.

So with the above action plan you can narrow down what you want to buy, where you want to buy & how you will finance what you buy. At that point you can reach out to sellers or agents with an action plan and you will be treated as a serious buyer.

Where do you suggest starting with financing? Any bank?

I have been a listener of the podcast for years, but haven't jumped into real estate yet. I live in Colorado where it is hard to find deals and am interested in out of state rentals. I have no real estate or rehab experience and would be looking at buy and hold rental properties (single family or duplex). Where do you even begin with learning about your market? How do you even narrow down a market to focus on?   I am interested in a few--but they are all places I have never been and have no experience with. Do you travel to these areas first? How do you go about finding people on the ground to give you sound advice? I don't know how so many people are making all of these out of state deals work for them without any real intimate knowledge of the area themselves.
