Thanks @Don Konipol for the great response.

Your option 1 has been something I have started to contemplate tho I live 2000 miles from my property so finding someone to front me the work on just a phone call without meeting them could possibly be tough. I will still try tho.

Your option number 2 sounds like the answer I could be looking for.

I will see what I can come up with and I will let you know.

@Elisha Keller Yes good question. Even tho RE is a relationship business you have to take care of yourself first. And this means protecting your sanity. @Brandon Turner has good answers.

Any advice or Any resources for a small construction loan? I have a rental that was trashed by tenants and now its going to take some repair work before I can put new tenants in place. I don't want to let it sit vacant more than a month. Any advice on where to get a quick bridge/construction loan would be appreciated...Conventional loan won't work, I need something creative.

Hello,

I am an Investor living in Los Angeles tho capitalizing on deals back east specifically Indiana and North Carolina. I started my company 9 months ago and have since purchased 4 rental properties and a hand full of flips. I am looking to learn more about wholesaling and creative financing. I'd like to incorporate wholesaling to my business model. My current strategy is to buy and hold for the next 6 months, flipping out-of-state has become tiring. Creating passive income is my main focus. Thanks for reading!

@Joshua Gordon Make sure you have a couple exit strategies. They need to see a plan and you should have plan regardless. It never goes as as you think it will, especially when you are starting out.
