Post: Seeking Contractor for AirBnb Remodel

I have an efficiency on the back of my house that I would like to turn into an airbnb rental.  The tasks needed require skilled labor, yet the space itself is small (so it seems too little to hire a full crew).  Below are the primary tasks that need to be completed.  Looking for advice on how to find a good person/team for this diverse work.  (And if you have a contractor recommendation, please send!)

1. Build sleeping loft with stairway
2. Install Mini-Split AC unit (involves electrical work at panel)
3. Install 4' window into load bearing wall
4. Paint, install tile backsplash, trim work

Hi all,

I'm making the shift from passive to active real estate investor, and preparing for my first BRRRR property (how exciting!). I have $250k cash to begin this journey. I live in Austin, where that amount of money won't typically cover purchase and rehab costs. It's often mentioned that there are stable markets with lower entry price - Columbus, Prescott, most anywhere in the Midwest. As with most investors, I'm expecting it to cash flow while also offering promise of appreciation.

Here is my question:

When you have an entire nation available, where do you begin?  How do you conduct that research?  What criteria do you look for, and where do you obtain that data?

@Sam Fickel - you reference getting a HELOC on his rental properties. This is something I've tried for, but have repeatedly been told HELOCs are only available on your primary residence. Generally speaking, second liens aren't available on investment properties. The only way I've found to pull equity is to cash-out refi (which then locks me into a higher rate, and also keeps all money out as one note.)

Do you know of something different?

@Paul Rojas - historically, Austin has weathered market declines well.  In cases where the market HAS been shaken, it has affected outlying areas harder than the city.  That said, I agree with Jordan Moorehead - even small areas like Hutto (and Hutto is small!) are becoming a well-connected part of the central metropolis.  As companies continue to relocate here, our rural farmland communities are not so rural any more.
