@Mike Lambert no ROI advice intended. Just willing to help as needed. My real estate agent and attorney were excellent and my experience has been very positive so far. No one should rely on my experience alone. Do your own due diligence.

@Sara Underwood I will send you a PM with the name of my real estate agent. She is fabulous. I also had a great attorney to help me read the paperwork because all of the closing documents are in Spanish. I will send you his information too. If you do end up moving forward, I would love to be involved too. Not to get paid, but just to be involved, answer questions and learn more because I am working on my Certified International Property Specialist Certification (CIPS) and I need more points by helping with someone else's transaction. Please let me know what other information you need. Our airbnb is doing very well and I'm almost 100% occupied until mid August.

I just found out a small 9 unit multi-family that I own is in an Opportunity Zone. I've owned it for 7 years. The reason I found out it is in an opportunity zone is because I was thinking about adding 24 units to the property (over 5-10 years) and went to the city to see if they would allow and/or offer any incentives. They told me about the opportunity zone. So it got me to thinking maybe instead of investing more in the property I could just sell it. The property is on "main street" in a town being revitalized. And is adjacent to the metro train station that connects a major university and downtown.

I realize it doesn't benefit me now. However, when I get ready to sell it, does being in an Opportunity Zone increase the value? How would I market it correctly to reach investors looking to purchase in an Opportunity Zone? I'm thinking MLS isn't going to reach this potential buyer pool.

@Kevin Suarez Sabugo Investment property primarily. We may use it more later when we get closer to retirement.

@Kevin Suarez Sabugo I don't know if I got an answer to my question but I did buy a condo in Puerto Vallarta... and then the world shut down because of COVID. But so far, so good.

@Greg Dickerson thank you so much! I am actually trying to find some local builders to connect with. But the spreadsheet link is awesome! Just what I'm looking for. 

@Michael Le thank you. Yeah I'm not really looking for numbers in the spreadsheet, just a place to start with line items so I will know what tasks I need to estimate and what all of the pieces of the puzzle are.
