Hi Jake, 

I am not an expert nor do I have the inside scoop on what will happen regarding the moratorium, but I do think you are correct that it will likely be extended at least a few more times. Unfortunately a tenant can stop paying rent even if they haven't lost their job and there is nothing we (landlords) can do about that during the moratorium. I have several rental properties in PA and am dealing with this now. A tenant who collects money from SSI every month has chosen to take advantage of the situation and stopped paying rent a few months back. There is nothing I can do at this point. Now if you buy a place that doesn't have tenants in it already, and you carefully screen your tenants, you can put in people who care about their credit and will be less likely to stop paying rent. Screening and being selective is the key to staving off problems. I inherited these tenants and would never have rented to them. Good luck! Kim

Thanks for starting this thread @Jon Hill! Every New Year's eve my husband and I sit down and review the goals that we set for the previous year and then create new ones for the coming year. This year we included some goals/plans for our primary residence (turn basement into apartment, rebuild decks, design and build front porch), some personal goals (establish and maintain a healthy eating plan, go to the gym at least twice per week, read and discuss 6 books, one book is to be chosen by our partner), and business goals (find an accountant, analyze present loans and refinance if it makes sense, add 20 doors to our portfolio). We try to make SMART goals, but the items I listed are the gist of what we have set out to achieve in 2020. Good luck everyone!

I am looking for a large, minimally 5 bedrooms, very nice house to rent for 9 days in October. Must be located within a 25 minute drive to Orlando International Airport. Anyone out there with a place or suggestions of where to find one?

Hello fellow BP members! I wasn't sure where to post this, but decided on this forum as I have recently purchased my first investment property, a duplex outside of Scranton, PA. Since joining BP I have been listening to the podcasts (going back to show 1) all the time and the information is always good; even when the show is on a type of investing that doesn't necessarily appeal to me, I get something out of it. Well this weekend, as I was scraping paint, repainting cabinets and doing many other laborious tasks, I looked at the shower and thought that I should replace it (there was something stuck to it but otherwise it looks new) but just then @Brandon Turner said, "Don't fall in love with your rentals..." and went on to talk about not doing unnecessary fixes and replacements in rentals. It was so timely and just what I needed to hear. Thank you so very much!!

@Connor Ramage-welcome to BP! I am in Orange County, NY, so although I am a fellow New Yorker, I am not in the same neighborhood. I do not know of any meetups in our area(s), but I am looking into hosting a BP meetup in the near future. Will keep you posted. I will send a colleague request.
