Hello Alex! I am a realtor here in Los Angeles and I definitely recommend to start off with house hack based on many of the reasons stated above. I understand it can feel like a large undertaking with even 3.5%-5% downpayment here in California but it will pay off in the long run! Create your foundation, reduce your living expenses, start building equity, get experience and then you can explore your options of investing in or out of state once you've got that stabilized.

Hi Keith! I am a realtor in Los Angeles and I am familiar with the market here. I would personally recommend shifting your strategy to sell your Ohio investment property and get yourself a property to house hack in LA. This will help you build a strong foundation by saving you $$ on your monthly living expenses and LA real estate is appreciating like crazy right now. Once you have your house hack stabilized you can choose then save up a down payment to purchase another out of state investment with 20% which will be easier to do. And/Or you can stay in your house hack for a couple years, then convert it to an investment property and look for another house hack & repeat. That is my opinion, i'm curious to see what others think as well. Best of luck and let me know if I can be of any help to you!

I also couldn't find the BP app. I thought I was losing my mind a bit and wondering if it ever existed in the first place HAH. Perhaps they pulled it back to relaunch it? Curious if anyone else will have input on this....

My vote is #2,  but don't limit yourself to that area! There are so many cities with potential where you can find great properties that cash flow and will appreciate. Happy Hunting.

I'm also in Los Angeles. I'm a realtor who works with investors and first time homebuyers. I'm also working on obtaining my first property which I will be house hacking! I hope to continue to use this strategy to build my portfolio over time.

My goal with Bigger Pockets is to learn as much as possible and network with as many people as possible. In this industry I am always fascinated with how much there is to learn and I am inspired by everyone I meet.

Hi Michael! 

I have seen success with financing 4-plexes in LA using FHA loans. You're correct that it's very competitive and seems daunting but with the right people on your team it's entirely achievable! You can also look into NACA loans, especially if you will be house hacking and using the property as a primary residence.The process can be a bit time consuming, but if you're patient it can be a great way to obtain a property with a lower down payment and competitive mortgage rates. One key to winning in this market is come prepared with extra capital above the down payment to be able to negotiate with. Hello Bigger Pockets Fam!

My 9-5 business is on pause until further notice

(Not Real Estate related).

I’m currently waiting to take my real estate exam and would love to use this opportunity to do some paid work for any real estate agents or real estate investors that wouldn’t mind an extra hand right now.

@Marie S. Thanks for your feedback on the process. I am currently working on getting NACA qualified. I hope that my experience will be different than yours but it's also good to know the realities of what to expect.

i know that you can also choose to use a non-NACA qualified realtor but then they also wont be familiar with all the paperwork that is required.

I've had a friend go through NACA that was able to be qualified and found a property within a years time.

I think everyone's experience is different.

i'd love to hear stories from more people who went through the NACA process.
