Can't speak for other areas, but around here, almost all recent upgrades are with just mirrors. I found mirrors to be cheaper anyways, even for nicer ones. I think the cabinets are dated & not the current style of the market. Clean the pipes. I agree with the above that those little things can add up, potentially costing you more than elbow grease.

@Alice K I was referred to this bank by the credit union where I have banked for years. They didn't do HELOC loans but the loan officer referred me to his friend who has had a lot of experience with them. I am pleased I went local. Rates are competitive & I have a real person I can go see face to face with any & all questions. Hope this helps!

Also, my particular bank had $0 closing costs for me. 

NO! I just got a HELOC from a local bank & I must say those guys were awesome! No payments at all until money is used & only have to use at least once per year to keep the loan active. IE: "you can borrow $100 dollars each year & immediately pay it back the next month & that's minimum requirement". Get a new bank would be my suggestion.

If you are in the middle of your flip, or any degree prior to ready for listing status, and you find an awesome deal that can be the next flip, how can you go ahead & purchase while capital is tied up in the first property? Will hard money lenders do short term loans? would I have to go the mortgage route? Also, what if funds are available to purchase, but not enough for the rehab part of the second property? We are new & hopefully about to close on deal one, but a HUD foreclosed home I have been watching for weeks may be available for non-owner occupied offers in the near future.
