@Owen Dashner Great advice!!  Thank you very much!  Communication is very key with how my company functions. Even if i happen to not be in office each person is trained to full document any and all conversations with owners and tenants so everyone remains on the same page. Each month, i sent out a P&L for each client with a break down of everything that has happened over the past 30 days as well as the software i use offers real time (meaning they can log in at any time of day and see what the property looks like daily). Being an investor myself that was one huge thing i know i needed for my company to be successful! So its good to know that this is a great tool to offer!

@Patrick Liska Great advice!  I was an investor first and foremost and own rental properties myself. I heard on more then one occupations all PM's were crooked thieves and was skeptical. I decided to go with a company to help me aside from all that i was informed of (I worked a full time job at the time so I needed the help). 8 years ago, that PM company started charging me thousands of dollars in repairs that were never completed and having my properties sit for 3 plus months vacant with no responses from the office until i went and walked the properties took pictures and walked in office ready to start a war!!  But that was when I wanted to start my own PM company and to make sure all investors were treated equally and fairly. I base my company based on each individuals portfolios instead of just by a "number". Just recently, i just started having meetings with all new and old clients to build 5 years plans for each one and how to achieved them from both ends (this has seemed to really help and has helped a lot of my clients (investors) really start moving forward in their portfolio expansions). As an investor myself, I personally felt there were certain things that needed to be handled and taken care of. But it is always a good thing to hear other investors speak on their experiences so I can research and learn different topics and different approaches to pass onto my current investors!  Thank you very much for the advice!

Good Morning BP, 

I am a start up property management company here in Houston, Tx and so far things have been going very well!  Just a few questions for investors, my company currently has helped quite a few investors out by helping them grow their portfolios in the rental side of things:

What is the number one thing you look for in a PM?

What do you find the best quality in having a PM for your portfolio?

I want to expand my client list and help other investors continue to grow their success within their portfolio. What are some options that you would suggest a PM manager to do that others dont offer.

The Beaumont market is amazing and you can find some really good deals! My business partner and myself have been rental property managers in that area for about 9 years now, its quite amazing to see this market grow. The area that are you looking in will determine the rental amount. You have some 2 bedrooms that will rent from 450-700 to a few streets over they can go up to 1200. I know an amazing real estate agent that my company works with hand in hand to help investors get started in the right direction. I own my own property management company here in Houston.  I would be willing to answer any question that you do have, here are a list of things that i have been asked before and i make sure every client i speak to understands in full before we agree to move forward:

1) Ask to see a copy of the leases and management agreements, there are legal contracts so make sure you understand them and the fees you discuss with whom you decide to go with. 

2) Types of fees:

- Management fees when property is vacant

- Fees for representation in legal proceedings

- Fees for representation at HOA/Condo meetings

- Fees for obtaining additional repair estimates

- Fees for coordinating/overseeing a major home improvement beyond normal maintenance and repairs

- Fees to terminate the management agreement (to transfer to another property manager)

These will and should be your top questions, now there are many more things that will come with hiring a property manager. I would be willing to at least sit and talk to you regarding this to help you understand the procedures.
