Hi investors, I am moving out from my owner-occupied SFH and I am ready to rent it out as my first rental property. I would like to know your favorite background/credit check service provider for screening tenants. Any advise, especially info on Utah local service providers, will be appreciated! Happy New Year! Patti Robertson I asked for their SEC 8 documentation but they haven't given to me. They said they wish me to finish the basement. Finishing the basement with one more bedroom and bathroom is my plan but I won't do it until later next year. But then I will have to increase the rent after the lease is due. Anyways I will wait to see if I have other applications. I appreciate you and Anthony Hurlburt 's sharing here!

Anthony Hurlburt they are currently paying $1250. That's the total rent and I guess their portion is somewhere around $1000. Seems like a 50% rent increase for them

Patti Robertson Thank you so much for your detailed advise. They didn't provide me with their previous landlord info because they think the landlord info of the past 5 years is enough (they stayed in their current place for the past 5 yrs). I will ask for more info. Only the husband works because the wife has 5 kids to take care of. Do you have some reading materials you recommend that I can study more about SEC 8? One good thing is our local water company charges $1.78/1000 gallons.

@Rebecca Belnap @Anthony Hurlburt Thanks Rebecca and Anthony for your comments. I am planning to do it myself and I agree with you guys (Rent.com doesn't seem free of charge). I got my first call today and they came over to see the house. My house is 3 bedrooms and 2.5 bathrooms but they have 2 adults and 5 kids (2-10 yrs old). Their monthly gross income is $4000 and the rent they are willing to pay is $1825 with me paying garbage, water and sewer. They have Section 8 so they only have to pay $1500/month on rent. They stayed in their current townhouse for the last 5 years and they said their landlord loves them so much and doesn't want them to move. They seem very nice and good people to me as well. The townhouse is just too small for their family now. How do you guys think of this deal?

Scott Williams thanks Scott for your response. I got a call from a property management today. They are offering to help and told me they can post my ads on 30 different websites, collect rents and manage repairs etc. But these are the things I can do by myself as well. Is your management company able to do advertisement or promotions that yourself can't do? If so, please give me their name. Thanks

Hi Utah Investors, I am ready to rent out my first investment property and I would love to learn from your experience. What's the most effective way for you to find good renters? I have posted the property on ksl, craigslist, zillow and one facebook group. I am also planning to post open houses info on these websites after Christmas. The home is available on Jan 25, 2017. The property is a very new single family home with a good-size fenced yard (built 2012, 2500 sq ft) located in Taylorsville in Salt Lake County. Any advise on how to effectively promote the property will be appreciated! Thanks!
