I am in the same boat as well. Plenty of cash flowing properties that are basically turnkey but don't have enough for the down payment. (just purchased our first but now eager to do more!). I was hoping to find a private or hard money lender but as you mentioned if no repairs are needed I'm not sure how a refinance would be able to pay off the hard money lender. I'm gathering that this method works best for places that need to be rehabbed. 

I personally prefer airbnb due to having a family with young kids that go to be at 7pm. It sucks being in a hotel and just sitting in the dark from 7pm on. Even when we spring for a one bedroom we are still just stuck in the room. An Airbnb lets us all have our own rooms, we can be downstairs or on the deck/hot tub etc. So personally we will keep using airbnb's until the kids are older. Plus we prefer to do a lot of our own cooking.

Did any of you ever purchase a property from Evolve? Or just brought your own property to them for managing?

Just jumping in to see if anyone has a tax professional recommendation for the Frederick area? My current CPA doesn't seem to be very investment savvy and I plan to purchase my first rental property in the next few months and want to find someone reputable. Anyone know of anyone?

Appreciate all the info in this thread. I'm set up to view a multi-family home in Hagerstown on Saturday and I am new to investing. I now have some further questions I can ask based on the information I have read here!

I live in Frederick, anyone in the area still looking for meetups? I would love to chat and gain any insight people might have to offer. Also happy to bounce around ideas with others that are new to investing!
